Garden Clearance Before Selling a Property

Clear enough that the garden reads as a space rather than a job. Size, light and tidiness in that order — buyers do not assess planting.

Home › Advice Centre › Garden Clearance

An overgrown garden costs more at a sale than it costs to clear, and not by a small margin. The reason is that a buyer cannot see past it — it does not read as a garden that needs tidying, it reads as an unknown quantity and an unpriced job.

What a Buyer Actually Takes In

In the first minute or so, and roughly in this order:

  1. How big it is. An overgrown garden always looks smaller than it is, because the boundaries are not visible. Clearing back to the fence lines is the single biggest change you can make to the perceived size
  2. How much light there is. Dark gardens feel small and unusable. Cutting back what is blocking the light changes the whole impression
  3. Whether it looks maintained. Straight hedge lines and mown grass read as a property that has been looked after, and the inference gets extended to the house
  4. Whether there is anything obviously wrong. A dead tree, a collapsed fence, a shed falling down

Planting quality, plant choice and the state of the borders come well below all of that, which is worth knowing before spending money on them.

Where the Money Is Best Spent

  • Clear to the boundaries. Make the plot visible end to end. This is the highest-value single thing
  • Cut the grass, however rough it is. Mown rough grass reads as a lawn in a photograph; long grass reads as neglect
  • Straighten the hedge lines. Cheap, quick, disproportionately effective
  • Get the light in. Crown lifting or thinning rather than removing anything
  • Deal with the obvious eyesores — the dead tree, the rotten panel, the pile of rubbish behind the shed
  • Clear the route through. A path people can actually walk down makes a garden get viewed rather than glanced at

Where It Is Usually Wasted

  • New planting. It will not have established by the time you sell, and buyers do not value it
  • Expensive hard landscaping for the sale itself. Rarely returns what it cost
  • Removing a healthy mature tree to reduce maintenance. For a good many buyers that actively reduces the appeal, and it can raise questions about why it was done
  • Turfing a large area just before photographs. New turf looks new, which is fine, but it is an expensive way to get a green rectangle when mowing rough grass gets you most of the way

Timing

Get it done a week or two before the photographs, not the day before. A freshly cleared garden looks raw — bare soil, cut stems, scuffed grass. A fortnight later it has settled and the grass has greened up. If the clearance involves hedge work as well, that also needs a few days to stop looking scorched at the cut edges.

And if you are selling in spring or summer, the nesting season may stage the work. Worth starting the conversation earlier than feels necessary.

The Survey Angle

Clearance occasionally uncovers things a survey will pick up anyway — a tree against the house, vegetation into the render, a boundary that is not where the plan says. Finding those before the survey does is an advantage rather than a problem, because you get to deal with them rather than negotiate about them.
