Hedge Cutting Before Putting a House on the Market

Cut hedges square and level and get light into the garden. It is one of the cheapest things that visibly changes how a property shows.

Home › Advice Centre › Hedge Maintenance

Of all the garden work done before a sale, hedge cutting has the best ratio of cost to visible difference. It is quick, it is not expensive, and an overgrown boundary is one of the first things a buyer reads as “work to do”.

What a Buyer Actually Notices

  • Whether the lines are straight. A hedge cut square and level reads as a maintained property in a way that is almost subconscious
  • How much light the garden gets. A tall boundary hedge makes a garden feel smaller and darker. Taking height off changes the perceived size of the plot more than almost anything else for the money
  • Whether the front is tidy. The front hedge is seen before anyone is through the door, and it sets the expectation for everything after it
  • Whether anything is touching the house. Growth against walls, gutters or windows reads as a maintenance problem whether or not it is one

Timing Around the Photographs

Get the work done several days to a week before the photographs. Freshly cut hedges, particularly laurel and conifer, often look slightly scorched at the cut edges for a few days and then settle down. Cutting the morning of a shoot occasionally produces exactly the wrong look.

And if the property is going on in spring or summer, the nesting season applies. Heavy reduction work needs planning around it, which is another reason to start earlier than feels necessary.

The Survey Angle

Hedges themselves rarely appear in a survey. What does appear is:

  • Trees that have grown up within a hedge line, particularly close to the building
  • Vegetation in contact with walls, render, gutters or the roof
  • Boundary disputes, or anything suggesting one — a hedge that has obviously been cut on one side only is a visible flag

The first two are inexpensive to deal with in advance and awkward to negotiate around once they are in a report.

What Not to Do

Do not cut a conifer hedge back hard to make it smaller before a sale. Leylandii and similar do not regrow from brown wood. A hedge reduced past the green goes brown and stays brown, and a brown boundary hedge in the photographs is considerably worse than a tall green one.

The safe version on a conifer hedge is a firm cut back to the limit of the green, squared up properly, which looks maintained without risking the colour.

The Boundary Conversation

If the hedge is shared or belongs to the neighbour, this is the moment to have the conversation rather than to cut unilaterally. A visible one-sided cut, or a neighbour dispute surfacing during a sale, is far more damaging than an untidy hedge. Buyers ask about boundaries, and sellers have to answer honestly.
